Close to the yard, which shows up in the price

We deliver out of Taree. Maitland is a straight run down the highway, and a long way short of what it costs us to get a shell into Sydney. Freight moves with distance, so the same pool genuinely is cheaper to land here than it is an hour further south.

Building at Waterford, Huntlee or one of the new releases

Most of the new building around Maitland is in the estates. Waterford at Chisholm is a large masterplanned community still releasing blocks, Huntlee at North Rothbury is bigger again, and there is steady work at Thornton, Rutherford and Lochinvar.

Block size varies a lot between them and it decides what you can fit. Chisholm blocks tend to run from roughly 450 to 850 square metres, which suits a full size pool. Some of the tighter estate releases are a good deal smaller, and on those a plunge or a compact family pool is the sensible answer rather than trying to force an eleven metre shell into a courtyard.

If your neighbours are building too: several shells can often share one truck. When two or three pools go out on the same run, the delivery cost can be split between them. Worth asking about in an estate where half the street is under construction at the same time.

Flood planning levels, the local one that matters

Maitland sits on the Hunter River and a lot of the area is covered by flood planning controls. If your block is affected, council will have a flood planning level and conditions that apply to what you build and where.

This is not a reason you cannot have a pool, and plenty go in every year. It does mean you want to ask council or your certifier about it early, because it can affect coping and surround levels, where you put the equipment, and how the paperwork is handled. Find out before you book an excavator, not after.

Ground you are likely to hit

Reactive clay

Much of the valley is reactive clay that moves with moisture. It is completely normal to build in and it is exactly what the engineer's install details are there for, with the right bedding, backfill and compaction. It is a reason to follow the details rather than a reason to worry.

Mine subsidence districts

Parts of the Maitland and Cessnock area fall inside mine subsidence districts, which means Subsidence Advisory NSW approval sits alongside your normal approvals. Access and the crane

New estate blocks are tighter than they look. Narrower frontages, new kerbs and footpaths that councils do not want damaged, and service pits sitting where a crane would like to be. If the house is already up, side access is usually the constraint.

Compliance in New South Wales

Fencing is AS 1926.1, you will need a certifier, and the pool is registered once it is in. A compliance certificate is needed before you sell or lease. Going owner-builder brings permit thresholds that catch people out, which the owner-builder guide explains.

Your shell drawing and the engineer's install details come with your order, because your certifier, excavator and concreter will all want them.

Common questions

Do you deliver to Chisholm, Thornton, Rutherford and Lochinvar?

Yes, all of them, along with East Maitland, Morpeth, Largs and the rest of the area. Give us your suburb and we will price the freight from the factory properly instead of guessing.

My block is in a flood planning area. Can I still put a pool in?

In most cases yes, and plenty go in every year around Maitland. What it changes is the detail rather than the answer, things like surround levels and where the equipment sits. Ask council or your certifier about your flood planning level early, because it is much easier to design around at the start than to fix later.

How do I know if I am in a mine subsidence district?

It is public information and quick to check with Subsidence Advisory NSW. If you are in one, their approval runs alongside your council approval and certifier. It is an extra step in the paperwork, not a barrier.

Will a full size pool fit on an estate block?

It depends which estate. Blocks around Chisholm commonly run from roughly 450 to 850 square metres and take a full size pool comfortably. Tighter releases suit a plunge or a compact family shell better. The yard planner lets you drop the pool onto the satellite view of your own block to scale, which settles it in about a minute.

Can my own builder install it?

Yes. Buy the pool from us and your builder puts it in, which is common here because so many people are already mid build. The structural warranty covers the manufacture of the shell regardless of who installs it.
